Word your advert correctly
Finding the right tenant starts with your advert. You should make sure that your ad is targeted at the right audience. Make sure it is worded to attract the sort of tenants that you’re looking for, and make it clear who the property is not suitable for.
Include as much information as you can so you eliminate the ‘wrong’ tenants early.
Find out more about prospective tenants
When someone expresses an interest in your property, have a checklist ready to ask questions about them. As well as taking contact details you should find out why they are moving, what their employment status is, whether they have pets or children, whether they smoke and who you can approach for references.
If potential tenants are cagey about answering your questions or refuse to give you these details, don’t consider them.

Obtain all references
Once you have found a prospective tenant that you’re happy with, it’s time to check their references. There are companies that you can approach to do basic reference searches on your behalf from a cost of around £10 upwards. You will need the tenants authority.
References include an ID check to ensure the tenants are who they say they are and a credit check to search for CCJs and other negative payment information. You should also obtain references from previous landlords and employers. These will confirm that previous rent payments have been made on time and that the tenants earn enough to pay the monthly rent.
