[vc_row][vc_column][vc_column_text]“Prospective” tenant, to change the first word of that phrase, a few steps  must be taken, but what is a prospective tenant? A prospective tenant is an individual who is intent on filling the vacancy that exists on your property. Such an individual will have already begun the tenant screening procedure. A prospective tenant must go through a complete test screening process, including the vetting procedure.

Make an Inquiry

A prospective tenant will contact the proprietor to make an inquiry about a vacant property.  The landlord will then start a screening procedure. All prospective tenants must be treated equally during the screening procedure. This is completely achievable; all prospective tenants are going to be judged using the same standard. Discrimination cannot be permitted, and this means the Housing Act must be followed to the letter.

Property Inspection

After getting through the inquiry stage, the next step is for the prospective tenant to make an appointment with the landlord, so the property can be inspected. The outlook of the property will further influence the prospective tenant’s decision.

Filling Out the Rent Application

If the prospective tenant is satisfied by the condition of the property during the inspection, then thy will proceed to fill out the rent application form. The form will aim to obtain some basic information about the prospective tenant, and this information may include the following:

  • Full Name
  • Mobile Number
  • Yearly Income
  • Business History
  • Number of People That Will Be Staying in the Apartment
  • Present and Previous Addresses

Consent to Vetting

The application form will probably include something about subjecting the prospective tenant to a background and credit check.

Successful Vetting

The data on the prospective tenant’s application will then be confirmed. On the off chance that any problems occur during the screening procedure, the landlord can discuss the issue with the prospective tenant. At this stage, the landlord is expected to seriously probe the prospective tenant. Problems that could come up are poor credit report, a background marked by expulsions or a criminal record.

The Signing of the Rent Agreement with the Landlord

If everything looks fine to the landlord, at that point the prospective tenant has the choice of signing a rental agreement to obtain the property. The rent terms can differ from week to week, and the rent may also be a monthly or a yearly type of rent, and both the landlord and prospective tenant must agree to this.

Payment of the Property’s Rent

Before moving into the property, the tenant must pay the first amount of rent, as well as other amenity charges, as contained in the agreement signed by both parties.

Move into the Property

Done and dusted! Finally, the tenant can get into their new apartment, as the process of renting is now fully completed. The individual is no longer a prospective tenant, but now an actual tenant.

These steps may have taken weeks to be completed, but they are in every way justified, and should be the standard used for taking in new tenants.
