Selling a House

When you are planning to sell your house, a few fixes and changes can help you fetch a better price for the property than you would have expected. At the same time, a number of things, which can bring down the value of your home, should be avoided. If you are looking forward to pitch in an offer, it is only wise to put in every effort to get the best price. Who knows that an investment of £20,000 today may give your property an increase of £50,000! Even if you were not considering a sale immediately, it would be in your interest to invest time and again in your property to ultimately get a good price for it. With the current market situation, it may not be safe to sit back and expect the prices to automatically go up. The better option is to work a little to increase the value of your property to the best price that you can. Here are a few tips that can help you increase the value of your house

Paint- a fresh coat of paint can do wonders to the look of the home- both for the exteriors and for the interiors. Choose neutral colours, not everybody may share the same colour fetish as yours. Too drastic shades often put off prospective buyers. Repainting would give the house an overall new look.

Ditch DIY projects DIY craft projects are great. They turn on your creative side and are fun to execute. However, when it comes to your house, it’s best not to be overconfident. DIY projects for plumbing, electrical, woodwork etc. may sound incredibly easy in blogs, but they aren’t. In addition, the unprofessional look of it all won’t be too agreeable with the buyers.

Front garden- Take extra care of the front yard. This is the first place where the buyers would set their eyes on. Make this the place where you half convince them to seal the deal. Clean up and get rid of all the dry leaves (especially if it’s the fall). Use garden decorative in moderation.

Clean up- A cluttered house in nothing less than an eyesore. It is pretty unpleasant for the residents, leave alone a person who comes to see it for the first time. Make sure that the house is clutter free before a prospective buyer has to come. Scrub off the grime and dirt, taking care of hidden corners like areas behind the doors, below the furniture etc.

Front door- your front door should be in immaculate condition. No cracks in the paint, no misshapen wood, no loose hinges.

Bathroom and kitchen These too deserve special attention. A clean bathroom is an immediate attraction. For the kitchen, make sure that it is more or as functional as it is beautiful. You can even go for a full fledge repair in the kitchen to modernise it. You can use self storage services in London while repair is going on.

Value in the neighbourhood- Don’t end up investing too much in the current property so that its overall value goes higher than that of the houses in the neighbourhood. If the next-door house is priced around £400,000 somebody might pay you £450,000 for the value additions, but no one would pay £600,000 for a house in the neighbourhood of houses of lesser value.
