Landlords Buildings Cover

Building Insurance may protect you and your property when you need it most. You could be putting your investment at risk if you don’t take out a cover designed for buildings.

Alternative accommodation

Up to 20% of your maximum claim limit to pay for temporary accommodation for your tenants, or to cover the loss of rent, if your property is uninhabitable following an insured event.

Contents Cover

The Contents Insurance optional extra covers up to £15,000 to cover loss or damage to the landlord’s contents caused by certain events such as fire, storm, flood and theft.

Accidental and malicious damage

The Accidental and malicious damage optional extra may help protect against deliberate damage or theft caused to the property by a tenant or their visitors, which is excluded when this option is not selected.

Landlord Emergency

Landlord Emergency optional extra provides up to £1,000 per incident, with no limit on the number of incidents per year, for a number of let home emergencies. Cover is provided for the cost of a contractor’s emergency call-out, labour charges and parts and materials.

Legal Expenses

Landlords Legal Expenses is an optional extra designed to help Landlords through difficult and often stressful legal situations.

The Legal Expenses policy offers £100,000 of legal cover plus a 24-hour legal advice Helpline. You also have the option to include Rent Guarantee cover.

Rent Guarantee

Even the best tenants can find their circumstances change suddenly, meaning they're unable to pay the rent. Rent Guarantee is an optional extra which will pay unpaid rent by the Tenant of up to £2,500 per month for up to 6 months.

What is not included?

Buildings Cover

Any loss or damage caused by anything that happens gradually including wear and tear.
Loss or damage under a number of sections of your policy if your let property is left unoccupied for more than 30 days.
Malicious damage, theft or attempted theft caused by you, your tenants, domestic staff, lodgers, paying guests or anybody lawfully in the property.
Loss or damage to gates and fences during a storm.
Loss or damage caused by a weather event that does not meet the definition of storm in the policy wording.
Loss or damage caused by chewing, scratching, tearing or fouling by domestic pets.
We will not pay for the cost of replacing other matching items in a pair or set if they are not lost or damaged.

What are the eligibility criteria for your Landlord Insurance cover?

To be eligible to take our our Landlord's Insurance we ask that the property in question:

Is a residential property in the UK
Is let under a tenancy agreement directly between yourself/your letting agent and your tenants
Is occupied by no more than 6 individual tenants
Is not a bedsit or divided into individual self-contained units
Shows no signs of, and has never had any damage caused by landslip, subsidence or heave
Has not been flooded in the past 10 years

We also require that you, or any member of your family living with you:

Are at least 18 years old
Are occupying the property solely for residential purposes
Have not had insurance cancelled, declined or declared void
Declare any previous insurance claims in the last 5 years
Have not been convicted of any criminal offences, other than motoring convictions, or any offences which are covered under the Rehabilitation of Offenders Act 1974

How much should I insure my rental property for?

To work out the level of cover that you will need for your Landlord Buildings Insurance, you need to know the "Rebuild Cost" for your property.

The rebuild cost of a property is not the same as the purchase price or the amount that you would sell the property for. Instead, the cost of rebuilding your rental property can usually be found on your mortgage lender's valuation document (if you have a mortgage for the property in question). If you do not have a lender's valuation then you can obtain your rebuild cost from a local surveyor.

What's the difference between Buildings and Contents Insurance

There is an important difference between Buildings and Contents insurance.

Buildings Insurance will cover the property itself and any outbuildings, as well as permanent fixtures and fittings inside the building - such as fitted wardrobes, hardwood floors and built-in appliances.

Contents Insurance, on the other hand, covers the "moveable" items such as ornaments, free standing furniture, carpets and certain appliances.
