Who registers and holds the security deposit?
The tenants' security deposit is registered with the TDS scheme and provides the tenant and landlord with a copy of the certificate.
Can I change my mind later and go with one of your standard service options?
Yes, you can change your mind at any time.
When does the landlord receive payment of the upfront rent?
Within 3 working days of the tenant signing their new AST and paying their first month's rent.
What happens if the tenant stops paying, can I have a rent guarantee?
Yes. you can purchase a Landlord Rent Guarantee allows you to guarantee the rent for up to 12 months as long as the tenant remains in the property and it covers issues relating to the pandemic. Since the pandemic, it has become more popular than ever.
If the tenant leaves the property mid-tenancy and there is a void we would normally re-let your property with a new agreement for the new tenancy, minus the rent portion not paid back by the previous tenant on the original tenancy. Alternatively, if there is rent outstanding and you decide to go in another direction with your property, you will be liable to refund us the outstanding portion of advanced rent.
Can I use it more than once?
YES. You can use it on multiple properties and you can renew every year for as many properties as you wish.
What happens if my tenants leave?
No Problem! The payments are paused until a new tenant moves in and the rental payments of the new tenants will count towards your rent in advance payment.
Can I use Rent in Advance for as a deposit for a new BTL?
In short, YES. This is not a loan, there is no interest to pay. RIA is cash in hand for you to use at your sole discretion
